The Porta Nuova district, the first urban area in the world to obtain LEED and WELL for Community certification, welcomes a new office complex owned by Coima Sgr: the towers GIOIA 20. Called The Portals precisely because of their location at the entrance to the district, the two buildings designed by ACPV Architects Antonio Citterio – Patricia Viel will be complemented by more than 26,000 sqm of Nesite raised floor.
The Gioia 20 towers
Designed to meet the needs of the modern workspace, the Gioia 20 real estate project consists of two buildings, the East Tower and the West Tower, developed according to the highest sustainability and technological innovation standards.
With a total built surface area of approximately 80,000 square metres, the Gioia 20 towers are designed to guarantee maximum energy efficiency and the well-being of their users, in order to eliminate all sources of polluting emissions and ensure high standards of health and comfort. Hence the ethical and forward-looking approach right from the selection of cradle-to-cradle products, a fundamental aspect in enhancing production systems oriented towards the circular economy, to promote responsible use of resources. Furthermore, adopting a C2C supply chain responds to the need to counter the crisis in the construction and demolition (C&D) sector, currently responsible for 33.5% of the total waste generated by economic activities in Europe.
The project will be certified LEED Platinum, WELL Gold and WIREDSCORE Platinum.
Nesite protagonist of PORTA NUOVA
With Gioia 20, Nesite completes the supply of the prestigious Porta Nuova Gioia real estate project, which began with the Gioia 22 tower and continued with Pirelli 35. All three buildings, characterised by the highest standards of environmental, social and technological sustainability, are equipped with Nesite raised floors, for a total of 80,000 square metres of systems that respond optimally to both the qualitative and plant engineering requirements of modern multi-certified structures.
Fundamental to the choice is the compliance of Nesite solutions with the principles of circular economy, soon to be recognised by the Cradle to Cradle (C2C) certification. The modularity of the system in fact, conferred by the elements that can be easily dismantled, recycled and reused at the end of their life cycle, will contribute to the building’s overall sustainability. Furthermore, being a WiredScore-certified smart complex, with high levels of automation and connectivity, the raised floor becomes a fundamental tool in the plant design, guaranteeing a high-performance configuration and, simultaneously, adaptable to the building’s future needs.
The supply of Gioia 20, which began in August in the east tower, mainly includes the installation of calcium sulphate core systems for loose-lay finishes, except for the hospitality areas, which will be made with 60×120 cm panels and a stoneware finish.
