The regeneration of existing building heritage serves as a strategic lever for the practical implementation of circular economy principles, enabling the reuse of existing structures through functional retrofitting and sustainable redevelopment. Within this context lies the Ivory project, developed by Piuarch and financed by COIMA, focusing on the conversion of the former Isotta Fraschini industrial site in Piazzale Zavattari. The intervention entails a profound rethinking of the existing building structure, synthesising identity preservation with design innovation. The resulting architecture emerges as a hybrid system, capable of integrating contemporary language with best practices in energy efficiency, functional flexibility, and environmental sustainability.
Ivory Zavattari 12, New Offices Overlooking City Life
Spanning a total area of 14,000 sqm across 12 levels and featuring 1,400 sqm of green terraces, Ivory Milano reinterprets the concept of the contemporary workplace in an evolutionary manner: an integrated, connected space oriented towards well-being and environmental responsibility.
Piuarch’s concept is based on enhancing verticality and integrating the built landscape with the urban system through an architectural composition that emphasises the relationship between solids and voids, transparency and opacity.
A distinctive element of the building is its double architectural skin, consisting of a modular system of glass panels and metal screens, interspersed with loggias and balconies every two floors. These semi-open spaces effectively extend the spaces, promoting visual and functional permeability between inside and outside.
Over 65% of the building’s energy needs will be met by renewable sources, through an integrated geothermal system and rooftop photovoltaic panels. The selection of low-impact, local, and Cradle to Cradle certified materials complements a circular approach focused on the building’s life cycle sustainability.
Thanks to a design approach that integrates energy efficiency, material quality, and digital readiness, Ivory aims to achieve LEED Gold, WELL Gold, and WiredScore Gold certifications.

Nesite: Raised Flooring Infrastructure for Evolving Spaces
In the context of an advanced, multi-certified project like Ivory Milano, the choice of Nesite’s raised flooring systems represents a strategic response to the plant, performance, and environmental requirements demanded by contemporary workplace standards. In line with previous exemplary redevelopment projects, such as Pirelli 35, the flooring system offers modularity, flexibility, and complete accessibility to the underfloor technical space, allowing for installation, maintenance, and reconfiguration of systems without masonry work, fully respecting architectural integrity.
Beyond its technical value, the Nesite system was chosen for its contribution to environmental sustainability, meeting circularity objectives (Cradle to Cradle supply chain) and the ESG parameters of the intervention. The raised floor also proves ideal for accommodating advanced digital infrastructures, facilitating the implementation of high-performance networks and their future upgrades, supporting the WiredScore Gold certification.
For the Ivory Milano project, an initial installation phase of 5,400 sqm is planned, consisting of calcium sulphate panels on a structure with stringers and integrated acoustic pads, a solution chosen to ensure high performance in terms of sound absorption and comfort.
The project’s execution is entrusted to Impresa CEV S.p.A., a company responsible for carrying out the work according to the highest standards of construction quality.
