In the heart of Milan, between San Siro and City Life, rises Ivory, an urban regeneration project that transforms a 1950s industrial building into a modern office complex. Designed by the Piuarch studio and financed by COIMA, the project is an outstanding example of sustainable architecture and innovative design, featuring flexible and high-performance workspaces.
THE PROJECT
Ivory represents an exemplary model of urban redevelopment, where the intervention on an existing structure becomes an opportunity to restore value to the built heritage by reinterpreting it in a contemporary key. Originally a 1950s production facility, the building has been carefully transformed, preserving its original structure through a sober and modern architectural language.
Designed by the Piuarch studio, the project unfolds over 8 above-ground floors and 2 underground levels, with a total surface area of approximately 11,000 sqm, primarily intended for office use.
One of Ivory’s distinctive features is its spaces, designed to ensure maximum flexibility, where modular environments with advanced connectivity meet the new needs of hybrid and collaborative work.
The relationship with the exterior is also fundamental to the project: large panoramic terraces, green loggias, and open spaces naturally extend the interior environments, promoting users’ physical and mental well-being. The completely redesigned façade enhances the flow of natural light, reducing energy consumption and improving spatial quality.
Thanks to a design approach that integrates energy efficiency, quality materials, and digital readiness, Ivory aims to achieve LEED Gold, WELL Gold, and WiredScore Gold certifications.
WHY THE RAISED FLOOR
In an advanced project like Ivory Milano, the choice of Nesite’s raised floor represents a strategic solution to meet the technical, performance, and environmental needs typical of modern workspaces. Specifically, the system ensures modularity, flexibility, and full access to the technical void, allowing interventions without masonry work and preserving the architecture.
Beyond the technical aspects, the Nesite solution was selected for its contribution to sustainability, thanks to the Cradle to Cradle supply chain and compliance with ESG criteria. The system also facilitates the integration of advanced digital infrastructure, supporting the WiredScore Gold certification.

Nesite uses very high density calcium sulfate (1600 kg/m3). Calcium sulphate panels are available in different thickness options: PG1 - PG2 - PG3 - PG6
